Martinez & Associates is a non-lending real estate appraisal practice founded in 2005. Every engagement is for litigation support, tax valuation, eminent domain, or advisory purposes — not mortgage lending.
William Martinez holds the MRICS and ASA designations, is a Candidate for Designation (MAI), Appraisal Institute, and is a California Certified General Appraiser, and is completing an MSc in Real Estate Finance and Investment at the University of Manchester (QS #35 globally, RICS-accredited programme, expected 2027). He completed the RICS Global Red Book 2025 training and certification in April 2026. From 2024–2025 he served as an Appraisal Reviewer for the U.S. Department of the Interior under the Yellow Book standard.
William Martinez is the principal and founder of Martinez & Associates, a real estate appraisal and consulting firm established in 2005. His practice is dedicated exclusively to litigation, tax, and advisory valuation work — he does not perform mortgage lending appraisals. That deliberate focus keeps his independence clean, his calendar available for complex matters, and his credibility intact under cross-examination.
His work spans commercial and residential property types across multiple asset classes, including office, industrial, retail, multifamily, hospitality, land, and special-use properties. He has been retained as an expert witness by plaintiff and defense counsel, with expert testimony admitted in California Superior Court. He has also appeared in U.S. District Court proceedings.
Mr. Martinez is pursuing an MSc in Real Estate Finance and Investment at the University of Manchester — ranked #35 globally by QS and one of the world's leading RICS-accredited real estate programmes (expected 2027) — and is a Member of the Royal Institution of Chartered Surveyors (MRICS). This credential, rare among U.S. appraisers, provides the foundation for the firm's planned international expansion into the United Kingdom.
He is a designated member of the American Society of Appraisers (ASA) and a Candidate for Designation, Appraisal Institute — actively working toward the MAI, the premier commercial appraisal designation. He complies with the Uniform Standards of Professional Appraisal Practice (USPAP). He holds state certifications across California, with additional state expansions underway.
